Lets face it, home buying for most people will be the single highest purchase an individual will make in their lifetime. It's a very personal decision. Yet, it's a decision in which you will want to trust in someone to guide you through the process. The person you select should be open about their compensation and their dedication to you should be above his or her own personal gain. We vow to place your interest above our own.
In order to submit any offer on any property you will first need to be pre-qualification or pre-approval by a lender.
This will show the seller that you are able to purchase the home.
We'll work with you to establish a buyer criteria, in order to help save time and money. We will only send you homes that match your custom search criteria. Then we'll go together to view them.
We'll work closely with you to create an offer the seller will accept. We'll do our homework on the property, so you can make an educated decision. We'll presented you with market information on the home of interest, along with comparables to help guide you.
Once your offer is accepted, you have what is a "Contract", no longer will it be referred to as an 'offer'. You are at this point responsible to make sure that 'Option' and 'Earnest' monies have been turn in. At this point the seller is obligated to sell you their home in exchange for the negotiated consideration.
Once you have the home in contract, you have the responsibility to know what you are buying. You will contract an inspector to inspect the home from roof to foundation, and from, front door to back door. If the home meets your standards, then you can stay the course, if it turns out that the home is less than you hoped, then you can get out during the 'option period', and keep looking.
You officially become the owner to the home when the seller signs over title to you and you accept title by signing for it.
Once you have signed the lender will work to release funds, when that is done the home is officially yours!!!
